The protection of your personal data is important to us. We process your data exclusively on the basis of the applicable legal provisions (GDPR, Austrian TKG 2021).

2. Hosting and server log files

This website is hosted by ALL-INKL.COM — Neue Medien Münnich (Hauptstraße 68, 02742 Friedersdorf, Germany). When you visit the website, the host automatically processes server log files (IP address, date and time, requested page, browser type, referrer URL). This data is used to ensure trouble-free operation and to improve security (legal basis: legitimate interest, Art. 6(1)(f) GDPR) and is deleted after a short period. A data processing agreement pursuant to Art. 28 GDPR is in place with the host.

3. Inquiry and contact forms

When you send a property inquiry or a general contact request via a form on this website, we process the data you provide (first name, last name, email address, optionally phone number and message, and the property concerned) in order to handle your inquiry and any follow-up questions.

Recipients: Property inquiries are transferred to our brokerage software JustImmo (operated by PRIMEHOME Development GmbH, Vienna; servers located in the EU) and stored there as a prospect contact. In addition, inquiries are logged on the web server and delivered to us by email.

Legal basis: Art. 6(1)(b) GDPR (pre-contractual measures taken at your request) and Art. 6(1)(f) GDPR (legitimate interest in documenting brokerage activities, in particular to secure commission claims under the Austrian Brokers Act).

Retention: Logs of inquiries received via this website are stored for 36 months; after that, the logs are deleted. Technical backup copies of deleted logs are removed no later than a further 6 months. This period serves as evidence of our brokerage activities and to secure commission claims under the Austrian Brokers Act (legal basis: legitimate interest, Art. 6(1)(f) GDPR). Inquiry data is passed on to JustImmo, the CRM of Vires Real Solutions GmbH, for the same purposes (see "Recipients" above). Beyond that, we store inquiry data only insofar as statutory retention obligations require this (up to 7 years if a transaction is concluded).

4. Cookies and consent

This website uses a consent banner. Technically necessary cookies (e.g. the cookie vires_consent, which stores your selection, valid for 12 months) are set without consent. Statistics and marketing cookies are only set after your explicit consent (Art. 6(1)(a) GDPR, § 165(3) TKG 2021). You can change or withdraw your selection at any time via the "Cookie settings" link in the footer.

5. Web analytics with Google Analytics 4

Only if you have consented to the "Statistics" category do we load Google Analytics 4 (property G-TL81VWVS9B) provided by Google Ireland Limited, Gordon House, Barrow Street, Dublin 4, Ireland. Google Analytics uses cookies and similar technologies to analyse website usage; IP addresses are processed in truncated form. Without your consent, no Google script is loaded and no data is transmitted to Google (Google Consent Mode, default "denied").

When Google services are used, a transfer to the USA cannot be ruled out; Google is certified under the EU-US Data Privacy Framework. Legal basis: your consent (Art. 6(1)(a) GDPR); you may withdraw it at any time via the cookie settings.

6. External content and maps

Property pages may offer links to external services (e.g. 360° virtual tours on Matterport). These services are only opened in a new window when you click the link; the privacy policy of the respective provider then applies.

On property pages we embed map material from OpenStreetMap (OpenStreetMap Foundation, St John's Innovation Centre, Cowley Road, Cambridge, CB4 0WS, United Kingdom) to show the property location. When the map is loaded, your IP address is transmitted to OpenStreetMap servers (legal basis: legitimate interest in displaying the property location, Art. 6(1)(f) GDPR). 7. Your rights

You have the rights of access (Art. 15 GDPR), rectification (Art. 16), erasure (Art. 17), restriction of processing (Art. 18), data portability (Art. 20) and objection (Art. 21). You may withdraw any consent given at any time with effect for the future. To do so, please contact realsolutions@vires.at.

If you believe that the processing of your data violates data protection law, you may lodge a complaint with the Austrian Data Protection Authority: Österreichische Datenschutzbehörde, Barichgasse 40–42, 1030 Vienna, www.dsb.gv.at.
